Hidden from view, yet life abounding, our Permaculture haven is regrettably for sale. 30 acres just 5 mins from Stanthorpe town with only one visible neighbour. Private forest/bush setting with gardens, food forests, and edible plantings surrounding a quaint shed house with separate guest room. Owners have worked tirelessly for 6.5 years to develop this thriving oasis; have built a pizza house with covered cob seating area, portable sauna and eco-loo, greenhouse, treehouse down the heritage and nature trail, off-grid caravan setup, and their very own hobbit house! They're nurturing a producer lifestyle here; milking 2 goats each morning, eating eggs, vegetables, honey, and fruit from the land.
Owners leaving Australia for visa and family reasons and will sell as is; they walk out and you take over, goats and all!
Investments that have been made for the future:
-> $14,000 earthworks: 2 small dams, 4 ponds, drainage ditches, and terracing
-> $13,000 bore water setup: quality Grundfos solar pump setup (500 - 750l per day)
-> $10,000 water infrastructure (tanks, poly, fittings); less than 3 years old, $4,500 of tanks, pumps that are 12 years old
-> Soil improvements: - we have composted 12 tonnes of food waste - applied 16 utes of manures - 10 utes of woodchip mulch - used tonnes of newspaper and cardboard - added tonnes of grass mulch - applied minerals (lime, rockdust, seaweed, bentonite)
-> planted 180+ fruit and nut trees with 70+ supporting nitrogen fixing trees
-> with the extra accomodations and camping areas already set up, the site is now ready to host courses for those wanting to learn practical life skills, bushcraft, natural building, and so on. Plenty of potential in this well connected location. Our website shows what we have done and how many helpers have already come to work and learn with us from all over the world.
Our 2013 Toyota Hilux 2.7l ute is included in the property price. It has aluminium tray, aircon, towbar, and large bullbar with only 52,000km. Also, an old Nissan van set up with beds and shelves is included.
The house is made up of 2 separate sheds that were joined together about 12 years ago. The lounge/bedroom is in one, kitchen, dining area, and shower in the other, with the inter-joining space for entrances and storage space. It is all lined and insulated. A workshop adjoins the lounge and on the opposite side a closed in veranda (storage, washing machine, freezers). Two outdoor compost toilets that save water and return nutrients to the soil. It has a solar system: 2kW panels, 800Ah batteries at 48V, 1.8kW inverter (240V), and 60A controller. Plenty of power when the sun is shining and enough to run a large Electrolux fridge freezer, computers, and modem (high speed fixed wireless) at night. The lights are 12V from a solar system in the pizza house.
